203(k) Loan

A lot of FHA 203(k) projects run into trouble without an experienced consultant to guide the way. We take pride in helping move your project forward smoothly — from start to finish. Right from our first conversation, We can handle your inspections, estimates, and consulting needs. As a licensed home inspector, I’ll provide a thorough, high-quality inspection to help you really understand the full scope of your project.

If you don’t have a contractor’s estimate yet and need help with budgeting or putting together a clear written scope of work, Maxwell Home Inspections offer an initial consultation phase — sometimes called a budget study. This step helps identify all the must-do, recommended, and optional work items for your project. It’s a powerful tool that helps your project stay on track and makes sure every contractor bidding on the job is working from the same page. We even share a list of contractors you can reach out to for bids.

How do I qualify for a FHA 203k loan?

To qualify for an FHA 203k loan, you’ll need to:

  • Be a first-time homebuyer — or not have owned a home in the last three years.

  • Live in the home as your main residence.

  • Have a credit score of at least 620.

  • Save up for a down payment of 3.5% of the home’s purchase price.

How does a FHA 203k loan work?

The FHA 203k loan program is designed to help you buy and fix up a home — all with one loan. Because it’s insured by the Federal Housing Administration (FHA), lenders are protected if a borrower is unable to repay the loan.

Who offers FHA 203k loans?

Many different lenders offer FHA 203k loans — including banks, credit unions, and mortgage companies. Not sure where to start? A FHA 203k consultant can help point you in the right direction.

What is the maximum amount I can borrow with a FHA 203k Loan?

The amount you can borrow depends on what your home will be worth after renovations are complete. Your credit score can also play a role. This is all figured out during what’s called a conversion appraisal, which happens before your loan closes and funds. It helps determine whether your project is a good fit for the program.

What are the benefits of a FHA 203k loan

There are a number of great benefits that come with an FHA 203k loan:

  • You can buy and renovate a home with just one loan.

  • You may be able to finance up to 110% of the home’s after-renovation value.

  • It can also be used to refinance a home you already own.

  • It adds immediate value to a property in need of repair.

  • It opens the door for buyers who want a say in their home’s updates but aren’t quite ready to purchase new construction.
